Preventive Care and Maintenance Plan

Spring or Fall (Suggest 2 times per year)

  • Put in / take out air conditioners
  • Switch screens / storms in doors and windows
  • Take out/store and clean outdoor furniture
  • Change A/C filters
  • Turn on / off outdoor faucets
  • Clean gutters
  • Set up / put away outdoor hoses
  • Take down / put up deer fencing
  • Tune-up engines: lawn mower, leaf blower, snow blower (drain gas/oil, lubricate chains, change spark plugs)
  • Drain / set up humidifiers and / or dehumidifiers
  • Take down / hang up heavy draperies

Spring or Summer (Suggest 1 time per year)

  • Tune-up and clean outdoor grill
  • Tune-up outdoor playground equipment
  • Trim shrubs
  • Fertilize lawn and shrubs
  •  Polish brass fixtures, doorbells, doorknobs, and kick plates

Fall (Suggest 1 time per year)

  • Chop wood and pile
  • Bleed / start radiators
  • Clean radiators•
  • Check outside caulking around doors and windows
  • Install weather stripping around doors
  • Driveway Sealing

Winter (Suggest 1 time per year)

  • Put up outdoor holiday decorations
  • Take down outdoor holiday decorations
  • Take down Christmas tree and bring to curb
  • Rearrange furniture
  • Reposition artwork

Anytime (Suggest 1 time per year)

  • Sheetrock Repairs
  • Lubricate / adjust all doors and windows
  • Grout around tub and shower
  • Replace loose grout in bathroom and kitchen
  • Touch up painting inside and outside
  • Clean cellar / attic / garage
  • Tighten all screws and faucet handles
  • Inspect and repair fences
  • Snake all shower, bath and sink drains
  • Check drain stoppers / change washers in faucets
  •  Clean out lint from dryer vent
  • Replace smoke alarm batteries
  • Change water filter
  • Wipe and clean around all doors and windows
  • Clean A/C and heater forced hot air vents
  • Inspect and repair leaks in skylights
  • Clean canister/change bag for central vacuum
  • Replace outdoor / indoor hard to reach light bulbs
  • Wash down wallpaper
  • Heavy cleaning (move heavy furniture, beds, refrigerator and vacuum behind them)
  • Move furniture
  • Hang pictures or shelves
  • Replace cracked windows and door panes
  • Replace torn screens on doors and windows
  • Clean kitchen exhaust fan
  • Inspect attic / basement for water leaks
  • Clean inside and outside of outdoor light fixtures
  • Blanket handyman day to replace, repair and fix any indoor / outdoor problems

Contracts are available starting at two days per year and are paid in full at the start of your contract.

Specific materials needed for your home will be billed separately (for example, A/C filters, paint, etc.) as well as tax on labor at the time of services.

Discounts increase with frequency – more contract days/year result in a bigger discount per day.

Visits can be for half (3.75 hours) or full day (7.5 hours).

For jobs outside of the Home Maintenance Program, such as carpentry, plumbing, tile work, and computer training you will receive a 10% discount on labor.

When small jobs come up between your normally scheduled maintenance days, the $115 minimum visit charge will be waived.

Most importantly, as a Home Maintenance customer, you will receive the added benefit of preferred scheduling.
